COIMA received the “Impresa d'Eccellenza nel Real Estate 2022” (Enterprise of Excellence in Real Estate 2022), from Scenari Immobiliari President Mario Breglia during the 30th Forum Scenari organized by Scenari Immobiliari.
COIMA CEO and Founder Manfredi Catella thanked “Mario and Scenari Immobiliari and COIMA staff who contributed with their passion and intelligence in implementing representative city projects.” He said: “This award is an incentive to be committed to humbly and doggedly proceed each and every day with envisioning and implementing projects that make Italy extraordinary.”
This year’s event was dedicated entirely to young people and COIMA presented a study “La casa dei giovani di domani” (The home of tomorrow’s youth) which was carried out in partnership with Scenari Immobiliari. The study identified the dimensions, features, and evolution of younger generations based on the area, providing food for thought for residential market operators.
The research starts from an analysis of the existing economic, demographic, and real estate supply, and predicts how the product is received and how closely it matches what is needed until 2030. The home of tomorrow’s youth requires an evolution of existing housing models, based on needs dictated by new ways of living and working, technological innovation and sustainability. Over the last decade, the percentage of the rented population has grown throughout Europe due to changing financial circumstances, social changes, and progressive urbanisation. Specialised operators focused on this market segment with innovative solutions and specific management platforms. These innovative models allow complete management of leasing processes – including contract signing, and condominium service provision. Two main types have been implemented: co-living, based on community and sharing, and multifamily. These are intended for families with children and couples.
The research prepared by Scenari Immobiliari together with COIMA’s young colleagues revealed a series of aspirational requirements, focused on the creation of relational connections that amplify sociality. This is an aspect that COIMA is integrating into the Porta Romana Rail Yard project. The project includes a student campus integrated with a social housing district, an accessible infrastructure for young people with about 1,400 beds converted from the Milan-Cortina 2026 Olympic Village.
The Forum was an opportunity to reward the winners of the Young Real Estate Leader 2022 Award - a competition devised by Scenari Immobiliari in partnership with COIMA to encourage and promote young leaders within the real estate sector, during a time of change and innovation in the industry, economy, social dynamics, and lifestyles.
Freelancers and employees of companies belonging to the real estate industry participated. The Jury selected professionals who stood out among the many applications for their innovative approaches and career achievements. Candidates showed resourcefulness, proactivity, and future projection, with solid educational backgrounds and various personal interests.
Prizes were awarded to Andrea Calzavacca, for his ability to adapt his career to the real estate market’s emerging needs and make the best of the recent unusual situations, and Anna Elsa Paccagnella for her willingness to adapt, dedication and seriousness, and continuous focus on the advancement and development of leadership as a work tool.
