Milan, February 10, 2026 – COIMA SGR (“COIMA”), a leader in the investment, development, and management of real estate assets on behalf of institutional investors, has finalized financing transactions worth over €1 billion over the last six months, including approximately €450 million in December alone, to support both new acquisitions – including the properties located at Via Carcani 61 in Rome and Via Paleocapa 7 in Milan – and the refinancing of assets already in the portfolio that are in the stabilization phase or with maturing loans.
A significant portion of these transactions – over 50% – were structured as Green Loans (GL) or Sustainability-Linked Loans (SLL), confirming COIMA’s strategic focus on integrating ESG criteria into its financial processes.
Green Loans were mainly used to finance assets already aligned with the EU Taxonomy or to support interventions aimed at achieving alignment, with a particular focus on the high energy performance of buildings and compliance with the environmental criteria set out in European legislation.
Sustainability-Linked Loans, on the other hand, have supported redevelopment projects aimed at improving the environmental performance of buildings through specific objectives such as the gradual elimination of fossil fuels from plants, energy efficiency through interventions on building envelopes and HVAC systems, and the integration of onsite renewable sources.
Among the main transactions in 2025, we note the green financing of Pirelli 35, a multi-tenant office building that underwent redevelopment completed in June 2024, for an amount of €220 million, carried out with the involvement of BayernLB, Caixa Bank, and Unicredit. The sustainability-linked loan for the Core I fund, with a portfolio of seven properties located in Milan and Rome, worth €120 million, was also finalized, entirely underwritten by Credit Agricole and ING.
Over the last six months, COIMA has expanded the number of credit institutions involved in financing operations, with national and international banks such as BCC Milano and Caixa Bank, confirming the growing attractiveness and solidity of the initiatives promoted.
Fulvio Di Gilio, Chief Financial Officer of the COIMA Group, comments: “In the context of an increasingly selective bank credit market, COIMA continues to grow its fiduciary role with the national and international banking system, including through industrial partnerships in the real asset sector. We have successfully completed financing transactions worth over €1 billion, confirming the confidence of credit institutions in the quality of our assets and our operational expertise.”
As of today, the total financing of the vehicles managed by COIMA SGR amounts to €3.8 billion, of which 48% is represented by sustainability-linked and/or green loans.
